5 Things to Plan Before Your Commercial Fit-Out

Whether it's a gym, a clinic, a retail store or an office, a great fit-out starts long before the first tradesman arrives on site. Getting these five things right at the planning stage saves time, money and headaches once the build is underway.

1. Layout and flow. Think about how customers and staff move through the space, from the entry and reception to work areas, treatment rooms, change rooms or training floors. Good zoning stops busy areas from bottlenecking and makes the space feel bigger than it is.

2. Finishes that suit the use. Flooring, wall finishes and joinery need to match how the space will be used. A clinic needs easy-to-clean surfaces, a retail store needs durable, attractive finishes, and a gym needs heavy-duty rubber flooring in lifting zones.

3. Power, data and lighting. Equipment, screens, point-of-sale, sound systems and access control all need power and data in the right places. Plan circuits early so you are not running extension leads across the floor later.

4. Ventilation and comfort. Air conditioning, extraction and airflow should be sized for your busiest times, not an empty room. That matters even more in high-activity spaces like gyms and studios.

5. Timing and downtime. If you are refurbishing a space that is already trading, staging the works around your customers is just as important as the build itself. A clear schedule means less disruption and a faster reopening.
